South Orange, New Jersey: Another new mixed-use development has opened in Essex County.
After several years of planning, Third & Valley opened this month at the corner of Third Street and Valley Street in South Orange. The five-story development contains 215 apartments, including studios, one-bedrooms, and two-bedrooms, in addition to an outdoor pool, a fitness center, and first-floor retail space. It is located across Third Street from the main South Orange Train Station.
A parking garage for residents, train and bus commuters, and the public is attached to the building.
Construction on Third & Valley took over two years. Previously, a commuter parking lot and the headquarters of the South Orange Rescue Squad (SORS) were located at the site. The SORS building was demolished in 2014 after 46 years at the site to make way for the development. A new headquarters building for SORS opened this spring on Sloan Street.
In the past 15 years, South Orange has seen an increase in residential developments. The Gaslight Commons building opened on West Third Street in 2002, The Avenue at South Orange on Vose Avenue opened in 2010, and The Gateway on West South Orange Avenue opened in 2014.
In addition, a new building with 22 units is planned for 320 Valley Street, as are developments at the corner of Fourth and Valley Streets. Another development could be coming to South Orange Avenue between Vose Avenue and Scotland Road, and a mixed use project is planned for the corner of Church Street and West South Orange Avenue. That property is owned by Gateway II Project Entity, which is registered to the same Tennessee address as Chartwell Hospitality, a hotel management company. Chartwell did not return requests for comment.
