New Mixed-Use Building Planned Near Newark's Teachers Village


Newark, New Jersey: More development could be coming to Newark's Central Ward.

Plans have been revealed for a new mixed-use building at 45-53 William Street, between Halsey Street and Washington Street, at the edge of Downtown Newark. According to a legal notice, the proposal calls for a four-story building with 39 residential apartments and around 2,750 square feet of retail space on the ground floor atop 32 parking spaces. The property, located a few yards away from recently completed residential buildings in the Teachers Village development, has been used as a parking lot for several years. William Washington LLC, the developer and property owner, is based out of the same One Washington Park address as Assurance Realty Group. The company is seeking preliminary and final site plan approval for the development.

The Newark Central Planning Board will hold a public hearing regarding the proposal during its meeting on Monday, January 9th, 2017 at 6:30pm at City Hall.

New Mixed-Use Building Planned Near Caldwell University


Caldwell, New Jersey: A new development could be coming to Western Essex County.

According to a legal notice, a mixed-use building is planned for 55-57 Bloomfield Avenue, between Mountain Avenue and Linwood Terrace, in the Borough of Caldwell. The building is slated to include a dental office, six residential apartments, and a small warehouse unit. 16 parking spaces are proposed for the property as well. The project applicant is RIA Holdings, LLC of North Caldwell, while Steven Corso is the development architect, the notice states.

Currently, the property, located next to a Lakeland Bank branch, contains a building previously occupied by C&G Auto Tech. RIA Holdings acquired the lot, which sits near the borders of North Caldwell and Essex Fells, in June for $900,000, according to NJ Parcels records. The site is within walking distance of buses to Newark and New York, as well as the Caldwell University campus.

The Caldwell Zoning Board of Adjustment will hear the proposal on Wednesday, January 4th, 2017 at 7:00pm inside the Caldwell Municipal Building.

The Painter's Palette to Open in Newark


Newark, New Jersey: A new art-themed business is opening in Newark.

The Painter's Palette is coming to 9 7th Avenue, between Broadway and Webster Street, in the city's Lower Broadway neighborhood. The business offers 'paint and sip parties', private painting parties, painting classes, and other events. A grand opening celebration will be held on Saturday, January 14th, 2017, with food, drinks, music, and free painting.

The one-story building now occupied by The Painter's Palette had previously been vacant for at least a decade.

Grabbagreen and The Halal Guys Opening This Month in Newark


Newark, New Jersey: Two restaurant locations that have been under construction for several months are about to open in Newark.

Essex County Place broke the news in the spring that The Halal Guys and Grabbagreen were planning to open locations within the Shoppes on Broad in the city's Downtown. Now, the businesses are preparing for opening day. 

According to Morgan Vanderwall of Grabbagreen, the franchise's first location in the Northeastern United States will open at 98 Halsey Street, between Prudental Drive and Cedar Street, this Tuesday, December 13th. The 1,755 square foot restaurant will be owned by Maplewood residents Paul Stephen Hudson and Bernard Ciszewski, who plan to open 20 locations in New Jersey over the next ten years.

A few yards away, The Halal Guys will have a soft opening of its first Essex County location on Monday, December 19th at 72 Halsey Street near the corner of New Street. A ribbon-cutting event will be held next month at the restaurant, which will serve gyros, falafel, chicken, and sandwiches.

Wok to Walk and European Wax Center are also planned for the complex.

Wok to Walk Planned for Downtown Newark


Newark, New Jersey: A location of an international chain of restaurants serving Asian cuisine is reportedly opening in Newark.

A Wok to Walk location is planned for the Prudential Shoppes on Broad development at 679-705 Broad Street, between Cedar Street and Prudential Drive, in Downtown Newark. According to a real estate listing from Jones Lang LaSalle, the restaurant is slated to open in Building B of the development, between the Nike Factory Store and Blaze Pizza. 

Originally, documents from CBRE showed that a French Fry Heaven franchise was at lease with the company to open in the space, but plans for the location were never realized. 

Wok to Walk is based in the Netherlands, and has locations in 15 countries. All of the company's three American locations are in Manhattan. Customers can choose a base like egg noodles or white rice, toppings like smoked turkey and pineapple, and a sauce.

The Shoppes on Broad complex opened across from Military Park in 2015 as part of Prudential Financial's new office complex. Qdoba Mexican Eats, Starbucks Coffee, Halsey Cleaners, Halsey Newsstand, Ron Tomson, and Bright Horizons have all opened in the development, and The Halal Guys, Grabbagreen, and European Wax Center are coming soon. Additional space is still available for lease.

Could NJ Transit's Newark Drawbridge Be Replaced?


Newark, New Jersey: A bridge used by hundreds of commuter trains a week may be replaced.

According to a legal notice issued Thursday, New Jersey Transit has issued a Request for Proposals (RFP) for "conceptutal design services for the replacement of the Undergrade Bridge 7.48", which is also known as the Newark Drawbridge, over the Passaic River. The agency is looking for proposals from qualified consulting firms with "related experience of a similar magnitude" that have "the intention of negotiating a contract with the organization whose qualifications and proposal best serves the needs of NJ Transit".

A replacement study regarding the bridge was one of the projects affected by the Transportation Trust Fund shutdown earlier this year.

The Newark Drawbridge connects Newark with Hudson County, and is used by NJ Transit's Montclair-Boonton and Morris and Essex Lines. Built in 1903, the bridge sits just south of the Route 280 Stickel Bridge.

A preproposal conference will be held at NJ Transit's Newark headquarters on Wednesday, December 21st at 10:30am, according to the notice, and a site visit will be held later that morning at 11:30am. Proposals are due at the beginning of February, according to the agency website.

New Bagel Shop Opening in Nutley


Nutley, New Jersey: A new business will open soon in Nutley.

The BGL is coming to 243 Washington Avenue, at the southwest corner of Grant Avenue, in the eastern part of the township. The restaurant, which will serve a variety of bagels and other breakfast and lunch items, will be open daily, according to the business Instagram account. It will be the third bagel shop in Nutley, joining Bagels Plus and Cafe and Nutley's Bagel Boy. 

The building that will soon contain The BGL was recently renovated, and the space was previously used for industrial purposes.
