Child Care Center Planned for West Orange Restaurant Site


West Orange, New Jersey: A suburban building that once housed a restaurant could soon finally be torn down.

According to a legal notice, an application has been filed for a vacant residence and for the structure previously occupied by the Mount Fuji Japanese Steak House to be demolished. The restaurant, located at 303 Mount Pleasant Avenue, at the corner of Prospect Avenue, closed its doors nearly a decade ago, and has remained unoccupied since, though a sign advertising Avellino Development, LLC has been posted outside for the last several years. 

Now, the notice states that GBSJ Properties, LLC, which, according to data from the New Jersey Division of Revenue and Enterprise Services, was registered in November 2016 out of Lincoln Park, Morris County, is planning to build a child care center on the premises. The company has applied for preliminary and final site plan approval with variances. 44 parking spaces would be provided on site should the application be approved. 

The West Orange Planning Board will hear the proposal during its meeting on Wednesday, May 3rd at 7:00pm at the Municipal Building, located at 66 Main Street.

New Deli Planned for Newark's Ironbound


Newark, New Jersey: A new restaurant could be coming to Newark's East Ward.

A deli has been proposed for 152 Ferry Street, between Adams Street and Jackson Street, in the Ironbound neighborhood's main business district. For over a decade, the space has been occupied by the Amazing 99 Cents discount store. Now, according to a legal notice, 149 Ferry Street Realty Corp. is seeking variance approvals, and has applied for the restaurant to take over the first floor, while the upper two floors will remain residential. Should it open, the deli is slated to offer takeout and seating for 48 customers is planned. 

The Newark Zoning Board of Adjustment will hear the proposal during its meeting on Thursday, April 27th at 7:00pm at City Hall.

CityMD Plans Location in Newark's Hahne and Company Building


Newark, New Jersey: Downtown Newark could soon be home to an urgent care center.

According to a legal notice, CityMD is planning to open a location within the Hahne and Company Building at 609-633 Broad Street, at the corner of New Street. 609 Broad Street, LLC is seeking a variance for interior fit-out of a part of the ground floor retail space in order to open the location, which is described as "a walk-in urgent care medical office." CityMD has locations across the New York Metropolitan Area, including New Jersey locations in Clifton, East Hanover, and Union, but the Newark center is expected to be the first in Essex County.

After lying vacant for over 30 years, the Hahne and Company Building reopened earlier this year, and is home to Whole Foods Market and Rutgers-Newark's Express Newark space and Barnes and Noble location, and apartments. Kite and Key, Petco, City National Bank, and a restaurant operated by Marcus Samuelsson are also coming soon to the historic structure. 

The Newark Zoning Board of Adjustment will hear the proposal during its meeting on Thursday, April 20th at 7:00pm at City Hall.

GNC Plans to Open Downtown Newark Location


Newark, New Jersey: A national chain of health stores will be opening another Essex County location.

GNC, which stands for General Nutrition Center, is planning a new store for 186 Market Street, between Broad Street and Mulberry Street, at the center of Downtown Newark. City records show that Mariano Pelliza and Naftali Lichtenstein are seeking approval to modify the building's front facade from the Newark Landmarks and Historic Preservation Commission during its meeting tonight at City Hall. The space was previously occupied by Monet Fashions.

There are currently local GNC locations in Bloomfield, the Ironbound, Livingston, Short Hills, Verona, West Caldwell, and West Orange.

Revitalization Planned for Apartment Building in Newark's North Ward


Newark, New Jersey: A residential building that has stood in Newark for close to a century will be revitalized.

For at least a decade, the five-story apartment building at 312-314 Mount Prospect Avenue in Newark's North Ward, between 2nd Avenue and 3rd Avenue, sat abandoned, despite its location close to Branch Brook Park, Forest Hill, and Bloomfield Avenue. The structure eventually became City property, with 'no trespassing' signs, overgrown weeds, and boarded up windows on the premises.

However, in August 2016, IBN Construction Corporation acquired the building from the City of Newark for $105,000, and now has big plans for the property. According to a legal notice, the company will rehabilitate the existing building in order to restore its 13 units, and then will expand the structure to add 11 additional units. 12 of the units will contain one bedroom, while the other 12 will contain two bedrooms, according to public records. Martha Brazoban of M.B. Architectural Design and Consulting, LLC is listed with the City as the project architect and engineer.

IBN's application for Preliminary and Final Site Plan Approval with variances for insufficient lot width, rear year, and facade transparency parking, plus excessive lot coverage by buildings and fence height, was approved with conditions by the Newark Central Planning Board during its meeting on February 27th.
