New Mixed-Use Building Planned for South Orange


South Orange, New Jersey: A rapidly changing Essex County community could soon see another development project.

A new mixed-use development has been proposed for 114-116 Valley Street in South Orange, near the corner of Third Street. Documents from the South Orange Village Planning Board show that the developer is planning a three-story building at the site. Should the project be approved, there will be six one-bedroom units and two two-bedroom units on the upper two floors of the building, plus 600 square feet of ground floor commercial space. 12 off-street parking stalls are also proposed.

Currently, NAPA Valley Auto Parts and a house reportedly dating to 1850 are located on the property. Under the plan, the buildings would be demolished to make way for the new development. The developer, 116 Valley Street, LLC is based out of a house in Hillsborough, Somerset County. NJ Parcels records show that the company acquired the house last November for $158,000 as a sheriff's sale.

In recent months, two projects have been completed on Valley Street. Third & Valley, a 215-unit development with retail space and an outdoor pool, opened this summer near the property, and Blink Fitness opened near the Stop & Shop supermarket last week. A 22-unit apartment building is also planned for 320 Valley Street, and proposals have surfaced for residential development at Fourth and Valley Streets.

The board will hear the proposal on Monday, November 7th at 7:30pm at the South Orange Performing Arts Center.
